a first-time interior build-out of an existing cold gray shell commercial unit for a new restaurant occupancy Bubba Que Trinity. The space currently consists of exterior walls and roof structure only, with no interior slab or tenant improvements. Scope of work includes: Installation of new concrete slab and interior floor system. Construction of new interior non-structural partitions and framed walls. Installation of two rooftop HVAC units with new ductwork, ventilation systems, and controls. Installation of two Type I commercial kitchen exhaust hoods with roof-mounted exhaust fan, make-up air unit, and grease duct system. Installation of new plumbing systems including water service distribution, sanitary waste and vent piping, grease waste connection, and required fixtures. Installation of natural gas piping for commercial kitchen equipment. Installation of new electrical service distribution, panels, branch circuits, lighting, emergency lighting, and equipment connections. Installation of required restroom exhaust systems and mop sink exhaust. Installation of interior finishes including tile flooring, wall finishes, ceiling systems, and paint. Exterior penetrations for mechanical exhaust and utility connections as shown in the approved plans. No modifications to primary structural framing or load-bearing exterior walls are proposed except as detailed in the engineered permit drawings. All work shall comply with the current Florida Building Code, Florida Fire Prevention Code, and applicable local and health department regulations.
